| Description | University of Chicago in Chicago, Illinois is seeking a Lead Janitor. Responsible for performing duties related to the custodial care of the facilities. Takes and responds to all service calls and attends to housekeeping issues and minor repairs. Provides preventive maintenance and maintains safe and efficient operation of building and mechanical equipment. The custodian must be available at all times by cell phone for emergencies. Take and respond to all resident service calls and attend to housekeeping issues, building service issues, minor repairs, and lock out service. Perform frequent building inspections and provide all common area cleaning and repair. Perform preventive maintenance as necessary and monitor and maintain safe and efficient operation of all building mechanical equipment such as boilers, water heaters, pumps, valves, apartment radiator valves and piping. Report problems to property manager and follow up as may be required. Perform detailed inspections of apartments as they vacate. Follow up routinely, based on frequently changing assignments; ensure apartments are thoroughly cleaned, repaired, and ready for occupancy as scheduled. Understand and follow building operating policies and procedures and keep manager informed of problems or issues. Submit requests, on forms provided, to manager for any services they are unable to fulfill, such as complex plumbing, appliance repair, and electrical work. Conscientiously manage all keys assigned for apartments and common areas including cylinder changes. Provide effective communication reporting problems, monitor status of the pending outside service requests for recurring (elevator, pest management, waste & recycling) and individual requests (variety of subcontractors or Maintenance Shop) by communicating directly with residents and maintenance shop or contractor. Immediately replace common area light bulbs as needed. Perform snow removal and preventive salting, with front sidewalks addressed first, followed by side and rear walkways and porches. Assist in showing apartments to prospective tenants when necessary and perform move-in orientations to apartment and building. (Note in summer months this increases while snow and boiler/heat monitoring decrease).
